Terms & Conditions

Please read these Terms and Conditions carefully.

By booking and/or occupying the property, all guests acknowledge and agree to be bound by the following terms. These terms exist to protect the property, its neighbours, and to ensure all guests enjoy a safe and pleasant stay.

 

1.  Booking & Payment

•      A booking is confirmed only upon receipt of full payment or an agreed deposit as specified at the time of reservation.

•      The guest named on the booking ('Guest') is responsible for all occupants and must be at least 18 years of age.

•      Full payment is required prior to check-in unless a separate written payment plan has been agreed.

•      Rates are quoted in Australian Dollars (AUD) and are inclusive of GST where applicable.

 

2.  Cancellation Policy

•      A minimum of 7 days' written notice is required for all cancellations.

•      Cancellations made 7 days or more prior to the check-in date will receive a full refund, less any applicable booking or processing fees.

•      Cancellations made less than 7 days prior to check-in will forfeit 100% of the total booking amount.

•      No refund will be provided for early departures or no-shows.

•      The owners reserve the right to cancel a booking at any time in the event of circumstances beyond their control (e.g. emergency, property damage). In such cases, a full refund will be provided.

•      We strongly recommend guests obtain appropriate travel insurance to cover cancellation risks.

 

3.  Check-In & Check-Out

•      Check-in time is 1:00 PM. Early check-in is subject to availability and must be requested in advance.

•      Check-out time is 11:00 AM. Late check-out is subject to availability and must be agreed in writing prior to departure.

•      Failure to vacate by 11:00 AM without prior approval may incur an additional night's charge.

•      Guests are responsible for returning all keys or access codes upon departure.

 

4.  Occupancy

•      The property is to be occupied only by the number of guests specified in the booking.

•      Unauthorised additional guests are not permitted. Any breach may result in immediate termination of the booking without refund.

•      Guests must not sublet or transfer their booking to any other party.

 

5.  Guest Conduct & Noise

•      No parties, functions, or events of any kind are permitted at the property.

•      Loud music, excessive noise, and antisocial behaviour are strictly prohibited at all times.

•      Guests are expected to be respectful of neighbours at all times. Quiet hours apply between 10:00 PM and 8:00 AM.

•      The owners reserve the right to request guests vacate the property immediately without refund if these conditions are breached.

•      Any noise complaints received from neighbours or local authorities will be treated seriously and may result in immediate termination of the stay.

 

6.  Smoking & Vaping

•      Smoking and vaping are strictly prohibited inside the property at all times.

•      Smoking is only permitted in designated outdoor areas. Guests must dispose of cigarette butts responsibly and not on the lawn or garden beds.

•      Any evidence of smoking inside the property will result in a cleaning fee of no less than $500 being charged to the Guest.

 

7.  Pets

•      The property is pet friendly. Approved pets are welcome upon prior notification at the time of booking.

•      Guests must bring their own pet bedding and any toilet necessities required.

•      Guests are responsible for cleaning the lawn and outdoor areas of any pet waste during and prior to departure.

•      Pets must not be left unattended inside the property for extended periods.

•      Guests must supervise pets around local wildlife at all times. The property is frequented by birds, rabbits, and koalas.

•      Any damage caused by pets will be charged to the Lead Guest.

 

8.  Care of the Property

•      Guests are expected to treat the property with respect and leave it in a clean and tidy condition upon departure.

•      All rubbish must be disposed of in the bins provided.

•      Dishes, cookware, and utensils must be cleaned and returned to their original location.

•      Furniture must not be moved between rooms or taken outside without prior approval.

•      Any damage, breakage, or maintenance issue must be reported to the owners as soon as possible.

•      Guests are liable for any damage to the property or its contents caused during their stay, beyond normal wear and tear.

 

9.  Linen, Bedding & Towels

•      Bed linen and bath towels are provided for indoor use.

•      House towels must not be used at the beach or pool. Guests should bring their own beach towels.

•      Lost or damaged linen will be charged at replacement cost.

 

10.  Security & Property Access

•      A digital access code will be provided prior to arrival. This code is valid for the duration of the stay only and must not be shared with unauthorised persons.

•      Guests must ensure the property is securely locked when unoccupied.

•      Windows and doors must be closed and locked upon departure.

•      The owners or their representatives reserve the right to access the property in the event of an emergency.

 

11.  Parking

•      2 undercover car spaces are available at the property.

•      The driveway can be tight — guests with larger vehicles are advised to park on the nature strip at the top of the driveway.

•      Guests must comply with all local council parking regulations.

 

12.  Liability & Indemnity

•      The owners accept no responsibility for any loss, damage, or injury to guests or their personal belongings during their stay.

•      Guests stay at the property at their own risk. The owners make no warranty that the property is free from hazards.

•      Guests are responsible for the safety and supervision of all members of their party, including children and pets.

•      The owners are not liable for any interruption to services such as electricity, internet, or water due to circumstances beyond their control.

 

13.  Breach of Terms

•      The owners reserve the right to terminate a booking immediately and without refund if any of these terms are breached.

•      In the event of a breach, guests may be required to vacate the property immediately.

•      Any costs incurred by the owners as a result of a breach (including cleaning, repairs, or legal fees) will be recovered from the Lead Guest.

 

14.  Governing Law

•      These Terms and Conditions are governed by the laws of the State of Victoria, Australia.

•      Any disputes will be subject to the exclusive jurisdiction of the courts of Victoria.
